Creating a broader path for a constrained development site
An active client engagement combining land strategy, master planning, feasibility and stakeholder coordination across an approximately 81-acre study area.

Where the work began.
The initial roughly 100-home proposal could not obtain approval. A reduced scenario of approximately 70 homes also remained unapproved and did not establish a financially viable path. The assignment required reconsidering the land strategy and development program, rather than only reducing the number of homes.
Look beyond the original parcel
Reframed the opportunity around a broader approximately 81-acre, seven-parcel master-planning area, connecting the original property with neighboring land and frontage.
Align land and public-use objectives
Researched development, preservation and public-use requirements and originated a potential land-exchange approach connecting preservation land, development frontage and recreation objectives.
Make alternatives clear
Prepared concept layouts, massing and visual presentation materials so owners, consultants and stakeholders can evaluate development direction and identify the decisions that remain.
Connect the concept to feasibility
The current advisory program brings preliminary market screening, shortlisted financial scenarios, consultant coordination and presentation planning into the next phase of the work.
What the work established.
The engagement has moved the discussion from an unworkable single-parcel scenario to a broader coordinated development strategy. The assignment remains active, with concept selection, technical validation, land arrangements and approvals still ahead.
