Jennifer M. Dueñas · Founder
Jennifer has worked directly with private owners, ultra-high-net-worth principals, developers and investment teams, carrying responsibility across decisions that are often handled in isolation: whether to acquire a property, what to develop, how to finance it, which team to assemble and how to keep the work accountable through construction and operations.
Her development experience includes identifying and negotiating acquisitions, managing due diligence and escrow, evaluating highest and best use, preparing pro formas and lender packages, and coordinating entitlement strategy. She brings architects, engineers, consultants and agencies together around an owner’s program, then connects design decisions to budgets, permits, procurement and the realities of construction.
That perspective is grounded in field experience. Her assignments include owner-builder delivery with in-house crews, general-contractor and subcontractor coordination, luxury residential renovation, concurrent ground-up multifamily projects and occupied-property recovery. She has managed trade scopes, material procurement, RFIs, changes, payment reviews, inspections and the documentation needed to make informed decisions when a project encounters difficulty.
Her COO responsibilities extended beyond development: property operations, corporate-tenant leasing, financial controls, lender relationships, refinancing, asset strategy and coordination with legal and accounting teams. Her career includes responsibility across a nationwide residential portfolio of approximately 18,000 units and an eight-project development portfolio with four simultaneous ground-up construction projects.
Jennifer also brings substantial owner-side dispute and litigation experience. She has coordinated counsel and expert teams, organized project and financial evidence, supported deposition preparation, reviewed valuation assumptions and served in expert-witness and corporate-representative roles. This includes eminent-domain, construction, insurance, payment and landlord-tenant matters.

Clarify who owns each action, document decisions and follow through. Reliable records and consistent communication help owners hold the work accountable.
