Connecting land assembly, development strategy and reinvestment
A two-city-block retail and entertainment vision required coordinated acquisitions, program development, agency work and financing preparation.

Where the work began.
The development strategy crossed ownership, land-use, utility, financing and community interfaces. A later expansion also required replacement acquisitions tied to an existing asset disposition.
Assemble the land
Personally handled three acquisitions from owner outreach and pricing through due diligence, bank coordination and escrow closing.
Coordinate the development program
Led feasibility and program work, with zoning, entitlement, street-vacation and environmental-review coordination. Managed design/engineering teams and civil and utility-relocation interfaces.
Prepare the business case
Developed budgets, schedules and pro formas, coordinated appraisal and lender information, and led corporate-tenant and leasing discussions.
Execute the reinvestment strategy
Developed a multi-property 1031 strategy linked to the 722 South Broadway disposition. Negotiated lender payoff/carve-out terms, located replacement parcel owners and directed acquisition due diligence and escrow.
Engage the community
Led community outreach, presentations, events and project media communications, working with local officials and agencies.
What the work established.
The source records completed Phase 2 replacement-property acquisitions and the closed 2017 CRA purchase. The retail and entertainment renderings remain a historical development vision, distinct from those completed transactions.
